How can I lease an apartment?

1. For leasing through the App:

Download our leasing app from Apple or Google store
Click on account and select sign up
Sign up with your UAE Pass or fill your credentials
Agree on the terms and conditions and click create an account
Click on search and select filter from the top to choose your preferences
Click on the building that you wish to explore
Click select, it will list down available apartments
Select the unit you want to view and click view
Click on the map to get direction for viewing (Note: viewing hours are from 9 AM To 6 PM daily)
Post viewing select the apartment you want to lease and click "Lease Now." (Note: Current tenants are allowed to lease other units subject to approval, when selecting lease a call back request will be created and you will be contacted by the leasing team within 48 hours to help you with the exception), (Note: Booking is not available, we lease by first come first serve only)
Fill in the following details: Job Title, Marital Status, Monthly Income (Note: Monthly installment must not cross 50% of your salary, if it’s more, the system will create a call back request for you and the leasing team will call you within 48 Hours to advise on the next steps)
Agree to the terms and conditions and click continue (Note: If you are single, a call back ticket will be created for you and the leasing team will contact you within 48 hours to help you with your lease as most of our buildings are for families only)
The leasing team will request you to sign an undertaken document that will be shared with you
You will be requested to share the ID, Passport & Visas of the first-degree relatives that are going to be living with you
Confirm the new lease and input the OTP (One-Time Password) received via SMS.
Click "Continue."
Upload all the required documents below and Click "Continue."
Review the Payment Summary and choose the number of installments from 1, 2, Or 12 & Click "Continue."
Choose the payment mode (Card or cheque) & Click "Continue. (Note: First payment must be from a debit or a credit card, chequs are not allowed for first payment)
Post choosing the payment, you will be redirected to the Payment Gateway page.
Input the details of your Card.
Click "Next" to complete the transaction.

2. For leasing through the website:

Open Wasl Properties website www.waslproperties.com.
Click on “Renting” then “Residential.”
Select your preferences from the filters and click "Apply" it will list available buildings.
Click on the building that you wish to explore.
Click lease now, it will list available apartments.
Click on toggle full screen view on the map to get direction for viewing (Note: viewing hours are from 9 AM To 6 PM daily)
Post viewing select the apartment you want to lease click lease now
Click on sign up to register and fill your credentials
Agree on the terms & conditions and click create an account
Fill in the following details: Job Title, Marital Status, Monthly Income (Note: Monthly installment must not cross 50% of your salary, if it’s more, you will receive a call back from the leasing team to advise on the next steps)
Agree to the terms and conditions. (Note: If you are single, a call back ticket will be created for you and the leasing team will contact you within 48 hours to help you with your lease as most of our buildings are for families only)
The leasing team will request you to sign an undertaken document that will be shared with you
You will be requested to share the ID, Passport & Visas of the first-degree relatives that are going to be living with you
Click "Continue." & Click "Continue" again.
Confirm the new lease and input the OTP (One-Time Password) received via SMS.
Click "Continue."

3. What’s Next:

Post the payment you will receive an SMS With the ticket reference number and an email with Tax invoice details
Within 3 days the courier company will contact you for the contract delivery (Note: Contract date will start 7 days post your payment date)
If there are missing or incorrect documents, the verification team will contact you to help you submit the correct ones.(Note: Failure to provide the missing documents within 48 hours will lead to canceling your leas and you will be refunded within 7 Working days)), Please see the refund process
Post receiving your contract by the you will receive an email with Ejari number and the link to download it from the website
If you didn’t receive your contract within 3 working days, please follow up with the contact center
Go to Dewa website and activate your Dewa connection using your Ejari number (Note: Some buildings have Aqua cool which is a separate AC Provider which also requires an activation)
To receive your keys, your allocated parking slot, and your access card, please proceed to the security building and provide him with a copy of Ejari, Emirates ID and Dewa connection receipt, (Note: Key handover working hours are 9 AM To 9 PM Daily)
Security will provide you with a check list to examine your apartment and highlight if there is anything that requires maintenance
You will receive a call from the maintenance team to advise you of the maintenance completion date.
When the maintenance is completed, the same team will call you to notify you when you can move in.

4. Fees and Charges:

Ejari: 225
Commission: 5%
Security Deposit or 3000 AED Whatever is the highest

5. Required documents:

Passport copy (husband/wife)
UAE Residence Visa for expatriates (husband/wife)
Emirates ID (husband/wife)
Latest Salary Certificate or latest 3-month Bank Statement or trade license (if self-employed) along with latest 3-month Bank Statement
Marriage Certificate Copy

6. Time required to deliver the service:

7 Working days from the payment date
Working days are from 8 AM - 4 PM Monday to Friday
